We’re soaking up all the newborn snuggles, but I also wanted to share a little life + work update because… we’re back at it!&lt;/p&gt;&lt;p class="block-p"&gt;In true “me” fashion, I’ve already: ✔️ Posted two new listings&lt;br&gt;✔️ Got an accepted offer on one&lt;br&gt;✔️ Brought Bowen to the office — and he did great on his first visit!&lt;/p&gt;&lt;p class="block-p"&gt;I’ve always thrived in a bit of controlled chaos, and while I know not every stage of motherhood will be this manageable, I genuinely &lt;em&gt;love&lt;/em&gt; working and feel incredibly lucky to do what I do — even with a newborn in tow. As an independent contractor, there’s no official maternity leave, so I’m figuring it out as I go. For now, staying active in my business has been great for my mental health and feels like the right rhythm for our family.&lt;/p&gt;&lt;p class="block-p"&gt;Huge thanks to the amazing ReMax Alpine Realty crew — I’ve got a village of colleagues ready to step in for in-person showings if needed.       <description>&lt;p class="block-p"&gt;&lt;a rel="" href="https://www.canada.ca/en/canadian-heritage/campaigns/canada-pass/about.html" data-type="link"&gt;From &lt;strong&gt;June 20 to September 2, 2025&lt;/strong&gt;, entry to Parks Canada sites with the ‘Canada Strong Pass’&lt;/a&gt;—including our beloved Banff, Yoho, and Kootenay—will be &lt;strong&gt;completely free&lt;/strong&gt;. Free admission for all visitors to national parks, national historic sites, and national marine conservation areas administered by Parks Canada and a 25% discount on camping fees. And if you already bought a 2025 Discovery Pass? You’re in luck: Parks Canada is tacking on an &lt;strong&gt;extra three months&lt;/strong&gt;, extending your access into 2026.&lt;/p&gt;&lt;p class="block-p"&gt;This initiative is part of the new &lt;strong&gt;Canada Strong Pass&lt;/strong&gt;, which the government is promoting as a way for Canadians to “make Canada their travel destination this summer.” And as someone who’s passionate about people discovering what makes this country so special, I do support the idea of encouraging domestic travel. There’s real value in helping Canadians explore the landscapes that shape us.&lt;/p&gt;&lt;p class="block-p"&gt;But for those of us living in the Bow Valley, the story is more layered.&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h2&gt;When “Free” Comes at a Cost&lt;/h2&gt;&lt;p class="block-p"&gt;This policy doesn’t just apply to Canadians—it’s open to &lt;em&gt;all&lt;/em&gt; visitors, including international tourists. So while the messaging feels proudly homegrown, the reality is that &lt;strong&gt;Canadian taxpayers will be footing the bill for a summer of globally free access&lt;/strong&gt;. Parks don’t run on goodwill alone. Trail upkeep, wildlife management, sanitation, shuttle systems, search and rescue—they’re all paid for, in part, by park entry fees.&lt;/p&gt;&lt;p class="block-p"&gt;And this year, those revenue streams are stunted.&lt;/p&gt;&lt;p class="block-p"&gt;Add to that the &lt;strong&gt;ongoing recovery efforts in Jasper&lt;/strong&gt;, where last year’s wildfire left a trail of devastation through both ecosystems and park infrastructure. The cost of rebuilding trails, signage, safety measures, and tourist amenities is substantial—and it’s happening within the same federal Parks Canada budget. So while we’re offering free access this summer, it’s worth asking: &lt;strong&gt;are we truly funding both visitation and restoration responsibly—or just stretching an already strained system thinner?&lt;/strong&gt;&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h2&gt;The Local Lens&lt;/h2&gt;&lt;p class="block-p"&gt;Here in the Bow Valley, we see the real impact of “free access” firsthand:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;Popular trailheads overflowing by 9 a.m.&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;More garbage and human-wildlife interactions&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Increased wear on fragile landscapes&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Pressure on infrastructure that isn’t scaling with the surge&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;If you’re someone dreaming of living here full-time, or spending more time in the mountains as part of a hybrid or remote work lifestyle, it’s important to experience the valley during &lt;em&gt;all&lt;/em&gt; seasons—including the high-traffic summer stretch. Because while the scenery doesn’t change, the pace and pressure certainly do.&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h2&gt;Still, a Silver Lining&lt;/h2&gt;&lt;p class="block-p"&gt;There’s still good news in all this. Locals with annual passes aren’t left behind—they’re being given a &lt;strong&gt;3-month extension&lt;/strong&gt;. That means your fall hikes, larch season, and early winter walks are now covered into shoulder season.&lt;/p&gt;&lt;p class="block-p"&gt;And if you’re someone considering a move to Canmore or the surrounding area, this could be your opportunity to “try before you buy.” Come up midweek. Hit the trails early.       <description>&lt;p class="block-p"&gt;There’s something about spring in Canmore that feels like magic. The light lingers a little longer each evening, patios start to buzz again, and the mountains show off both their snow-capped peaks and sun-drenched valleys. But if you're local—or just know where to look—you’ll also know that spring in the Bow Valley is full of contradictions.&lt;/p&gt;&lt;p class="block-p"&gt;Right now, &lt;strong&gt;the trails are soggy&lt;/strong&gt;, the kind of soggy where you’re either skating across patches of ice or sinking into mud up to your ankles. It's shoulder season for hiking and mountain biking, and while some lower-elevation paths are starting to open up, most are best left to dry out a bit longer. If you’re venturing out, stick to south-facing trails like the Benchlands Ridge or the Bow River Pathway, and always be mindful of trail damage—I know you have the itch to get the bikes on some dirt but this is the time we need to exercise patience and give them a chance to dry out or we’ll be in rut city all spring!&lt;/p&gt;&lt;p class="block-p"&gt;But while the valley floor is in melt mode, &lt;strong&gt;resort skiing is the best it’s been all year&lt;/strong&gt;. The spring snowstorms have delivered—big time. Sunshine, Lake Louise, Nakiska and Norquay are all enjoying a late-season boost, with soft turns, fewer crowds, and those bluebird days we all dream of. If you haven’t had your fill of winter yet, now is the time to grab your skis (and sunscreen!) and head up high.&lt;/p&gt;&lt;h2&gt;&lt;strong&gt;What’s Happening Around Town&lt;/strong&gt;&lt;/h2&gt;&lt;p class="block-p"&gt;Spring also means a shift in local energy.       <description>&lt;p class="block-p"&gt;With the Town of Canmore rolling out the new Livability Tax Program, there's a big change coming in 2025 for local property taxes. This program is an effort to address our town’s housing crunch by funding more affordability initiatives, like land purchases for affordable housing or improvements to support new developments. Love it or hate it, the program has stirred up some opinions—but most agree that something has to give if we want to keep our local workforce living in town.&lt;/p&gt;&lt;h3&gt;The Basics of the Livability Tax Program&lt;/h3&gt;&lt;p class="block-p"&gt;Here's the gist: If your Canmore property &lt;em&gt;isn’t&lt;/em&gt; lived in full-time, you’ll see an increase in your municipal property tax bill. But for full-time residents, there’s no change in your rate, as long as you declare your property as a primary residence. The funds from this additional tax revenue on non-primary residences will go towards much-needed housing initiatives.&lt;/p&gt;&lt;p class="block-p"&gt;The Town hasn’t set the exact premium rate yet, and they haven’t released an estimated range for what non-primary owners might pay, rumors are 0.1-0.4% but that’s very much just hearsay at this point. It’s something to keep an eye on, as details are expected to be shared closer to when the program fully rolls out. For now, all property owners need to focus on completing their declarations to avoid any unexpected charges if they qualify for the primary residence tax rate.&lt;/p&gt;&lt;p class="block-p"&gt;The clock is ticking! To get your primary residence status, you’ll need to declare by &lt;strong&gt;December 31, 2024&lt;/strong&gt;. So, let’s dive into what you need to know and how to get started.&lt;/p&gt;&lt;h3&gt;Primary Residence or Not?&lt;/h3&gt;&lt;p class="block-p"&gt;So, does your property qualify? To be considered a primary residence:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;A resident (either an owner or a renter) must live on the property for at least 183 cumulative days in a calendar year.&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Of those 183 days, at least 60 must be continuous (but don’t worry, weekend getaways are allowed). This rule is simply in place to ensure the home is genuinely a primary residence, not a short-term rental.&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;Some properties are automatically categorized as primary residences, like apartment buildings, employee housing, and certain individually titled parking stalls and storage units, so if you own one of these, you’re set.&lt;/p&gt;&lt;p class="block-p"&gt;But if your property doesn’t qualify as a full-time residence (like a tourist home), or if you just can’t meet those occupancy requirements, expect to pay a bit more next year.&lt;/p&gt;&lt;h3&gt;Exemptions to the Full-Time Residency Requirement&lt;/h3&gt;&lt;p class="block-p"&gt;There are a few situations where you might be eligible for an exemption. Even if your property wasn’t occupied full-time due to certain events, you’ll still need to make a declaration if any of the following apply:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;The owner was hospitalized, in long-term care, or, sadly, has passed away.&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Major renovations, a catastrophic event, or a legally enforced prohibition meant the property couldn’t be lived in.&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Or if the property was sold to a third party.&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;These cases won’t be subject to the higher tax, as long as the declaration is submitted.&lt;/p&gt;&lt;h3&gt;How to Make Your Declaration Before December 31&lt;/h3&gt;&lt;p class="block-p"&gt;The good news? You should have received a notice in the mail with your Tax Roll number and Access Code, if you don’t have them - go check your mailbox and if it’s still not there, email houseingaction@canmore.ca.&amp;nbsp; Once you have the access code, the declaration is &lt;strong&gt;now open&lt;/strong&gt; and available on the Town’s website &lt;a target="_new" rel="" href="https://www.canmore.ca/your-government/projects/housing-action/housing-declaration" data-type="link"&gt;here&lt;/a&gt;. Simply complete it by December 31 to qualify for the primary residential tax subclass. Missing the deadline will mean your property is automatically taxed at the higher non-primary residence rate, which could make for an unpleasant surprise when your 2025 bill arrives.&lt;/p&gt;&lt;h3&gt;Key Points and Consequences&lt;/h3&gt;&lt;p class="block-p"&gt;Declaring your property’s status isn’t optional; it’s required under the Municipal Government Act. Ignoring the deadline will result in your property being taxed at the higher rate, and you’ll also lose your right to appeal the tax assessment in 2025.&lt;/p&gt;&lt;p class="block-p"&gt;The Town will be auditing declarations, so be sure to provide accurate information. This act outlines everything from security deposits to eviction notices, ensuring tenants are treated fairly and landlords uphold their responsibilities.&lt;/p&gt;&lt;p class="block-p" style="text-align: start"&gt;Here are some key rights tenants have:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Right to Privacy:&lt;/strong&gt; Landlords must give at least 24 hours written notice before entering a rental property.&amp;nbsp; Tenants &lt;strong&gt;DO NOT&lt;/strong&gt;&amp;nbsp;have to vacate the property, they just have to allow access.&amp;nbsp; This means a Tenant can be home during showings - it’s preferred and more comfortable for everyone to have the property vacant for showings but it is not required.&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Security Deposits:&lt;/strong&gt; These cannot exceed one month's rent and must be returned within 10 days of the tenancy ending, provided there are no valid reasons to withhold funds.&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Maintenance and Repairs:&lt;/strong&gt; Landlords are responsible for ensuring the property meets health, safety, and housing standards. Unless otherwise stated or purposeful or negligent damage by a tenant, they are also responsible for appliances and fixtures to be in good working order.&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Protection Against Unlawful Eviction:&lt;/strong&gt; Tenants can’t be evicted without proper notice and valid reasons, as specified in the RTA.&amp;nbsp; Lease agreements supersede a purchase contract, selling the property is not a cause for eviction without proper notice and honoring tenants rights under the RTA.&amp;nbsp;&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Insurance Responsibilities:&lt;/strong&gt; Under the RTA, tenants are typically responsible for obtaining their own tenant insurance to cover personal belongings and liability. Landlords are responsible for insuring the property itself, including the building and any fixtures, but this insurance does not cover the tenant's personal possessions or liability.&lt;/p&gt;&lt;/li&gt;&lt;/ol&gt;&lt;h3 style="text-align: start"&gt;&lt;strong&gt;Buying a Tenanted Property&lt;/strong&gt;&lt;/h3&gt;&lt;p class="block-p" style="text-align: start"&gt;So, you’ve found the perfect investment property—but it comes with tenants. What does this mean for you?&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Assuming Tenancy and Adjusting the Purchase Contract:&lt;/strong&gt; When buying a property with a tenant in place, you need to strike out 'vacant possession' in the purchase contract and include a Tenancy Schedule to assume the existing lease. This changes the property's classification to an investment property rather than the Buyer's primary residence, typically requiring a higher down payment due to ineligibility for a high ratio mortgage*.&amp;nbsp;&lt;/p&gt;&lt;/li&gt;&lt;/ol&gt;&lt;p class="block-p"&gt;*Make sure your lender knows you intend to purchase a tenanted property as it could change your pre-approval even if you just need to bridge the 3 month notice period before the tenant leaves and you can move in yourself - otherwise you need to set the possession date for the end of the lease agreement, or required notice period, allowing for vacant possession and different lending options.&lt;/p&gt;&lt;ol start="2"&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Honoring Existing Leases:&lt;/strong&gt; As a new owner, you must honor any existing lease agreements. You can't just kick tenants out because you’re the new landlord.&amp;nbsp; You also can’t kick the tenants out to rent it to someone else (typically done to raise rent), you can only terminate a periodic tenancy if you or a family member intends to move in, if you sell the property and the Buyer or their family member intends to move in, if the property is undergoing major renovations or demolition or if the property is undergoing a change of use.&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Transferring Security Deposits:&lt;/strong&gt; The seller must transfer any security deposits to you at the time of sale. It's your job (or your Lawyer) to ensure this happens.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Notification Requirements:&lt;/strong&gt; You need to inform the tenants about the change in ownership. This should include your contact information and details about where and how they should pay rent.&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;New Inspection Walkthrough:&lt;/strong&gt; After taking possession of a tenanted property, the buyer should conduct a new inspection walkthrough with the tenant. The standard clause in the purchase contract endorses the property's condition from when the offer was accepted, not from when the tenant moved in. Any issues the buyer wants the seller to address must be negotiated as part of the sale. When the buyer takes possession, they should expect to start with a blank slate, condition wise, with the tenant, meaning reasonable wear and tear* is assessed from the date of the new walkthrough.&lt;/p&gt;&lt;p class="block-p"&gt;Any pre-existing issues should be addressed with the seller (who may be able/choose to address it with the tenant), before the keys are handed over.&amp;nbsp; The Tenancy Schedule request a copy of the Move-in Inspection Report but historically, in disputes, the Residential Tenancy Dispute Resolution Service has thrown out&amp;nbsp;‘inherited’ inspection reports unless the people (i.e. seller- who may no longer be reachable) who were present at the inspection can speak to the condition of the Property themselves.&amp;nbsp; In best case scenarios, you can probably get away with using the pre-existing inspection report but in my experience, it’s best to address any issues with the Seller pre-possession and conduct a new inspection yourself when you take possession of a tenanted property.&lt;/p&gt;&lt;/li&gt;&lt;/ol&gt;&lt;p class="block-p"&gt;*Under the RTA, 'reasonable wear and tear' refers to the natural and gradual deterioration of a property due to normal use over time. This does not include damage caused by negligence or misuse by the tenant. Deductions from the security deposit can only be made for repairs beyond reasonable wear and tear, such as broken fixtures, holes in walls, or significant stains on carpets.&lt;/p&gt;&lt;h3 style="text-align: start"&gt;&lt;strong&gt;Selling a Tenanted Property&lt;/strong&gt;&lt;/h3&gt;&lt;p class="block-p" style="text-align: start"&gt;Selling a property with tenants requires a bit more finesse. Here’s what you need to keep in mind:&lt;/p&gt;&lt;ol&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Notice of Sale:&lt;/strong&gt; You should notify your tenants as soon as you decide to sell.
